Nocatee is different from everywhere else we work, because almost none of it is old. The community started taking residents in 2007 and has been building ever since, so most houses here are between a few months and about fifteen years old. That changes the job completely. We are rarely fixing failure. We are usually replacing something that works but was chosen by a builder rather than by the owner.
That means builder grade tile, carpet in rooms that should have plank, flat white walls, and a primary bathroom laid out to a floor plan instead of to how the family actually uses it. The work is cosmetic in the best sense: the house is sound, and the point is to make it yours.

Standard tile, laminate counters and carpet in the main living areas. Nothing is broken, so the work is planned and scheduled rather than urgent, which usually means a cleaner job.
Most of these houses are lived in every day of the project. Containment, floor protection on the route in and out, and daily cleanup matter more here than almost anywhere.
Nocatee neighborhoods have architectural guidelines and, in some, rules about contractor access and hours. We will ask about it on the walkthrough so nothing stalls on day one.
