Fruit Cove runs along the east bank of the St. Johns River, and it is one of the older residential areas in the county. Lots here are larger and heavily wooded, which is part of the appeal and part of the maintenance. Shade keeps exteriors damp longer after rain, and that shows up as mildew on siding and stucco, and as trim that softens before the paint on it fails.
Inside, the houses are old enough that a remodel usually turns up something unplanned once a wall opens. That is not a problem if the crew doing the demolition is the same one doing the framing and the drywall, which is exactly why we do not split those trades out.
Local conditions
Older houses on shaded, wooded lots behave differently from open subdivisions.
Shade and humidity keep walls from drying between rains. Washing and prepping properly matters more here than the brand of paint, and soft trim gets replaced rather than coated over.
Houses of this age have been worked on before, sometimes well and sometimes not. We price from what we find on the walkthrough and flag anything that could change once the wall is open.
Wooded riverfront lots mean pools, decks and screen rooms that take weather year round. Those surfaces need refinishing on a shorter cycle than anything inside the house.
