Fleming Island sits on a peninsula between the St. Johns River and Doctors Lake, and most of it was developed from the early nineties onward. That puts a large share of the housing in the same bracket: solid construction, sound structure, and finishes that have now been in service for two or three decades.
Being surrounded by water on two sides also means humidity that never really drops. It is not the salt exposure the beaches deal with, but it is enough to matter for wet areas, for anything on a slab, and for exterior surfaces that stay damp longer than they should. We test slabs before installing over them for exactly that reason.
