Orange Park is the most mixed area we work in. It has neighborhoods dating back to the sixties and seventies, later subdivisions filling in around them, and a commercial corridor along Blanding Boulevard and Wells Road that keeps turning over. That mix means we get two different kinds of call here that we rarely get elsewhere.
On the residential side it is older houses that have been added onto and repaired over decades. On the commercial side it is tenant improvement work: clearing a space, framing new partitions, boarding and finishing, laying flooring and getting it open again on a schedule that was set by a lease rather than by a homeowner.

Older homes and working commercial space ask for different things from the same crew.
Rooms added in different decades, with floor heights, ceiling lines and textures that do not agree. Making them read as one house is mostly framing, drywall and texture matching.
Demolition, partitions, drywall, flooring and paint, in that order, with a date that does not move. Having every trade in house is what keeps that date realistic.
High traffic areas usually call for glue down rather than a floating floor, which means the slab has to be ground, leveled and moisture tested first.
