Renovation and repair for one of the oldest beach communities in Duval County, where the houses have real history and the walls hold real surprises.
Atlantic Beach has the oldest housing stock of the three beach towns. A good part of it predates the building practices most contractors are used to, which means walls that are not square, framing that was patched decades ago, and previous renovations layered on top of each other. Opening a wall here tells a story, and not always a good one.
That is exactly the kind of work that goes badly when trades are split between companies. The demolition crew finds something, the framing crew was not there to see it, and the drywall crew inherits a problem nobody priced. We keep all of it in house so what we find on Tuesday is handled by the same people on Wednesday.
Local conditions
Older construction near the ocean asks for judgment as much as for labor.
Renovations from several eras stacked on the same wall. Part of the job is deciding what to correct and what to work around, and saying so before the estimate rather than after.
Nothing lines up on its own in a house this age. Tile courses and cabinet runs have to be set to a line rather than to the wall, or the finish shows every bit of the drift.
