St. Johns is not one kind of neighborhood. Along the CR 210 and Race Track Road corridor you find subdivisions built in the late nineties and early two thousands sitting a mile from communities that are still being delivered. The two need completely different work, and the walkthrough usually tells us which one we are in within the first few minutes.
In the older sections it is original bathrooms, worn flooring, popcorn ceilings and drywall that has taken twenty years of family traffic. In the newer ones it is upgrading what the builder installed. We do both, and because every trade is in house we can move between them without rebuilding the crew.
Local conditions
The age of the subdivision changes the scope more than the size of the house does.
Shower pans and surrounds from the first build cycle are now at the age where they fail behind the tile. We open them before quoting, because the substrate decides the real scope.
Carpet in open living areas and tile in odd places is common in the older subdivisions. Most of those jobs turn into a plank or tile install across the whole main floor.
Popcorn was standard here for years, and scraping it usually exposes seams that were never properly finished underneath. The ceiling gets refinished, not just retextured.
