Ponte Vedra Beach sits on a narrow strip between the Intracoastal Waterway and the ocean, which is a beautiful place to own a house and a hard place to keep one looking new. Salt carried inland by the wind works on exterior paint, stucco and trim continuously, not just during storms. Finishes that would last a decade further inland start chalking and cracking here in half that time.
The other half of the work is interior. A large share of the housing stock went up between the late eighties and the early two thousands, which means original bathrooms, builder grade tile and popcorn ceilings that are now three decades old. Those are the two calls we get most often in this part of St. Johns County.

Salt and humidity break down coatings and open hairline cracks in stucco. Patching without matching the existing texture leaves a rectangle you can spot from the street, so texture matching is usually most of the job.
Thirty year old shower pans and surrounds tend to fail behind the tile rather than at it. We open them up before quoting, because what is behind the wall changes the scope more than the tile selection does.
Many communities here have architectural standards covering exterior colors and finishes. Worth checking before you commit to a color, and something we will ask about on the walkthrough.
