Duval County
Remodeling and repair for the smallest of the beach towns, where lots are tight and the job has to be run without taking over the street.
Neptune Beach is barely two square miles, tucked between Atlantic Beach and Jacksonville Beach. Houses sit close together on small lots, and that changes how a remodel has to be run more than most people expect. There is rarely a driveway long enough to stage materials, no room for a dumpster to sit for two weeks, and a neighbor within earshot of everything.
So the work here is planned around logistics as much as around the finishes. We stage tight, haul debris off as it comes out instead of letting it pile up, and keep the crew size matched to what the site can actually absorb. It is a smaller town and word travels, which is a decent reason to leave a street the way we found it.
Local conditions
Small lots and close neighbors decide as much about the job as the scope does.
Materials come in as they are needed rather than all at once, and debris leaves the same day it comes out. That takes planning, and it is the difference between a tidy job and a bad relationship with the street.
Smaller floor plans mean a wall moved or a doorway widened changes the whole house. Framing and layout decisions matter more here than the finish selections.
A block from the ocean, exteriors age the same way they do in Atlantic and Jacksonville Beach. Prep is what decides how long the next coat holds.
